Deck Restoration in Salt Lake City: Repair, Strip and Refinish
When a Salt Lake City deck has peeling stain, gray fuzzy boards, or loose and split planks, another coat won't hold. That's deck restoration: the failed finish is stripped, the wood is sanded back to sound fibers, damaged boards and fasteners are repaired or replaced, and then the deck is refinished. Wasatch Deck & Fence Restoration sets up a free on-site look anywhere in Salt Lake City, from Sugar House and the Avenues to the East Bench and the west side, then matches a trusted local partner who does the work. You keep one contact. Holladay, Millcreek, and Murray are neighboring cities and are covered on the valley restoration page.
Stripping a failed finish in Salt Lake City
Solid and film-forming stains fail by peeling, so a new coat has to go onto bare wood, not over loose film. A stripper softens the old coating, and a low-pressure rinse takes it off along with the loose gray fibers. High pressure can gouge the grain. A brightener often follows to even out the wood after the stripper. Then the deck has to dry all the way before anything else happens. In Salt Lake City's dry summer air that can be a few days, and shade or fall weather makes it longer.
Sanding back to sound wood
Stripping usually leaves raised grain, fuzzy patches, or spots of old film. Sanding takes the boards back to clean, sound wood so the new finish soaks in evenly instead of blotching. The partner matches the sanding to the finish going on, because sanding too smooth can close the grain and keep stain from penetrating. Rails, spindles and stair edges are usually sanded by hand.
Board and fastener repair
Split, cupped or soft boards are replaced, with matching lumber where it's available. New boards can look a little different until they weather and take the finish. Popped nails are reset or swapped for deck screws, and rusted fasteners that are staining the wood are replaced. Loose treads and rail caps are re-secured before the deck is refinished.
Treads and rail caps take the most wear on older decks, so they get checked by hand.
Restore, or just maintain?
If the finish is worn but still attached and the wood is sound, a planned recoat is usually enough. That's deck maintenance in Salt Lake City. If the deck is sound and you want a fresh coat or a color change, see deck staining in Salt Lake City. Peeling film, fuzzy grey fibers, soft boards, or a failed solid stain belong here. The in-person look decides. Photos by text to (801) 278-2018 help plan the visit, but they don't replace it.
Neighborhood notes
Place examples inside Salt Lake City. These aren't exclusive territories, and we're not claiming a job on every block.
Sugar House
Mature shade keeps some boards damp while others sit in full sun. Mildew under an old film and a faded south rail on the same deck are common, so the strip and dry-out plan can differ by side.
The Avenues
Older decks on sloped lots, with lots of stairs and tight side yards. Treads, rail posts, and fasteners usually get the closest look before anything is refinished.
East Bench and Foothill
Stronger sun and wind at elevation break down a finish faster. South- and west-facing boards here often go from worn to peeling sooner than on the valley floor.
Liberty Wells, 9th & 9th, and Central City
Compact decks close to the house, often under a roof drip line, with access through a side gate. Boards nearest the eave get checked for soft spots.
Rose Park and Glendale
Valley-floor decks near walks and streets. Winter salt and lingering frost wear on the lower boards and steps, so those get a close look for soft wood.

Timing in Salt Lake City
Spring and fall are the usual windows. After a strip or wash, plan on about three weeks of dry-cure when the weather allows, and shaded decks can take longer. Partners don't rush a coat onto damp or cold wood to hit a weekend. These are general notes for this climate, not a diagnosis of your deck.
How a restoration referral works
Call, text, or use the form. We set up a free on-site look, then match a trusted local partner who does the stripping, repair, and refinish. You keep one contact from the first look through the final coat, and we don't auction the job or send competing quotes. We coordinate; partners do the physical work.

When it's a rebuild, not a restoration
If the frame or joists are rotted, a refinish won't fix it, and we'll tell you that at the estimate.
Restoration works when the frame underneath is sound. A rebuild is more likely when joists or posts are soft or rotted, when the ledger board is pulling away from the house, when the deck sways or bounces, or when most of the decking is rotted. Those are structural problems. They get flagged at the on-site look so you can bring in a deck builder or framer, who can also tell you whether the work needs a permit. We don't do structural repair or build new decks, and we won't put a finish over a frame that's failing.
Common questions in Salt Lake City
Can a peeling solid stain be fixed without replacing the deck?
Usually, if the wood under it is still sound. The old film is stripped or sanded off, damaged boards are replaced or re-secured, and the deck is refinished. If the frame or a large share of the boards is failing, you'll hear that at the estimate.
Should my deck be stripped or sanded?
It depends on the old finish and the wood. A heavy solid stain usually needs a stripper first, while a thin, worn finish may only need sanding. The partner decides after seeing the deck in person.
What changes the cost of deck restoration in Salt Lake City?
Size, stairs, rail length, how many layers of old finish there are, how many boards or fasteners need work, and access through a side gate or alley. We don't quote from a photo; the estimate is confirmed on site.
Do you build new decks?
No. This is restoration and refinishing of an existing wood deck, not new construction. Structural or framing problems are flagged so you can bring in the right pro.
Can a composite deck be restored?
Composite doesn't take stain, so there's no strip-and-refinish. Cleaning is the relevant care, and we'll tell you that up front.
