Salt Lake Valley · coordinated with trusted local partners
Deck Maintenance in the Salt Lake Valley
At 4,000+ feet, Salt Lake Valley decks take stronger UV, then freeze-thaw and snowmelt. A light maintenance recoat every 2–3 years usually costs far less than waiting until the finish peels and needs a full strip. Wasatch Deck & Fence Restoration coordinates the estimate, the schedule, and the contact. Trusted local partners wash, prep, and stain — not a marketplace auction, and not the Park City / Heber Wasatch Fence & Deck install shop.
What a maintenance visit includes
Partners typically inspect the finish and the wood, wash and prep, then apply a maintenance recoat when the film is still a good base. They note rails, stairs, and high-traffic boards for the next cycle so the following visit is planned, not guessed.
When maintenance is enough
Maintenance is the right call when the coating is worn but intact and the wood is sound. If the finish is peeling in sheets, the wood is fuzzy gray, or repairs are needed, restoration comes first — see deck restoration. First coats and heavier staining belong on deck staining. Fences go to fence staining.
Why the 2–3 year cycle
High-elevation UV and summer-to-winter swings wear finish faster here than in coastal climates. After a wash, wood often needs about three weeks of dry-cure. The cost depends on the deck. The estimate is confirmed on site. It is not a subscription lock-in.
How we coordinate
Request an estimate, we look in person, we match a trusted partner, and you keep one contact through the job. We do not run a marketplace auction. Partners do the physical wash, prep, and stain. How that model works is on About.
Inspection first — never coat over rot
A maintenance recoat only goes on a sound base. If inspection finds mildew, failed film, or soft boards, we stop and triage. Rushing dry-cure after a wash is a common reason finishes fail early. We plan around Utah weather windows.
What is not in scope
We do not install new decks or fences. We are not a storefront and not a national quote directory. If search brings you here for new construction, we will say so — our lane is refinishing and restoration with trusted local partners.

Common questions
How often should a Salt Lake Valley deck be restained?
About every 2–3 years. Full-sun west- and south-facing decks often sit on the short end of that range. An on-site look decides whether a maintenance recoat is enough.
What is the difference between maintenance and restoration?
Maintenance is a planned recoat on a finish that is still a sound base. Restoration is strip work, heavier prep, or repair when the coating has failed. See deck restoration if the film is peeling or the wood needs repair.
Do you stain decks yourselves?
No. Trusted local partners do the physical wash, prep, and stain. Wasatch Deck & Fence Restoration coordinates the estimate, the schedule, and stays your contact.
Is maintenance a subscription?
No. The cost depends on the deck. The estimate is confirmed on site. There is no lock-in.
Do you install new decks?
No. Our lane is refinishing and restoration only — including wood repair before stain. We do not build new decks or fences.
